Local Law 97 took effect in January 2024 for buildings over 25,000 square feet. If your building exceeds that threshold, you're now subject to greenhouse gas emissions caps, with penalties of $268 per metric ton of CO2 over the limit.

Local Law 11 (FISP) Façade Inspections

Buildings six stories or taller must have their façades inspected every five years by a qualified exterior wall inspector. Cycle 9 filings are ongoing, and the DOB has dramatically increased fines for late or missing reports — up to $1,000 per month until you file.

Local Law 31: Lead Paint

If your building was constructed before 1960 and you have a child under 6 living in a unit, XRF lead paint inspections were required by August 9, 2025. This applies to common areas as well as apartments. Documentation must be retained for 10 years.

Gas Inspections (Local Law 152)

Gas piping inspections are required every four years, broken out by community district. Bronx community districts have specific filing windows — miss yours and HPD/DOB will issue violations.
